Our Partners – Why Us
As local residents, it’s clear to see the rising prosperity trend from the dedication and forward thinking regeneration developments backed at Council top level. There is now a major campaign to ensure the Coventry and Warwickshire region hits its economic growth potential in the coming years. We’re seeing its impact locally and can already perceive the greatness of the next decade.
It is a privilege to be positioned right at the start of our economic awakening and helping other like-minded landlords and investors too develop a plan for success with their existing asset or access to finance.
£11 billion is currently been invested in huge regeneration projects primarily to support new housing, leisure facilities, commercial and retail development, communication and transport links. see the Top Ten City Coventry Council plan.
Coventry is already home to major corporations in the automotive, manufacturing, engineering, research and development, utilities, banking and finance sector, many of whom are prospering and recruiting skilled and qualified labour from everywhere. Some of this major employer's include Jaguar Land Rover, Peugeot Citroen, EON, Sony, Ericsson, Barclays Bank, HSBC and Severn TrentWater.
Lower cost of living: When compared to London or Norway the living cost are wide apart. Where a 2 bedroom terraced house in the poorest parts of London will cost you £250K (2016), in Coventry you pick one for a fraction at £120K meaning you have left over in your pocket to save. Pricewaterhouse Coopers (PwC) who carried out the 2015 Good Growth for Cities Index, an annual report which measures the performance of the UK largest cities ranks Coventry Top Ten Places to Live and Work in the UK
Again if you work South, say in the City of London it takes only 59 minutes on a Virgin train from Coventry train station to Euston Station with travel cost similar with residents who commute from one end of London to the other for work. Also, Coventry located relatively centrally provides easy access to the North, East and West of England.
Coventry City is also home to the state of the art University Teaching Hospital and two established world renowned Universities in Warwick and Coventry University who bring in combined 51,170 students every year.
All of these factors as listed are putting a squeeze on the local housing market and leading to increased demand for professionals and student rental accommodation.
These drivers have certainly increased annual rental income and capital growth in this segment and the real benefit seem to go in the way of financial establishments who are helped by new landlords and buy to let investors been attracted as far as the middle east. Whilst the Brexit conundrum still exist nationally, we undoubtedly expect a continuous growth and a major economic revival this region has ever seen. We envisage a mirroring of the current phenomenal house value growth rates experienced today in London (2016) to be played out in Coventry within the next 15 years. What that means is a near doubling in value in this time.
We’re passionate about our City, Coventry and what it has to offer economically. We started off as Coventry Landlords in early 2015 helping ourselves with targeted acquisitions, developments, lettings and management before setting up Estate Pavilion Ltd to deliver our exact full service model to the wider public. i.e. Landlords and Investors. We know a thing or two about investing, finding the right property, sale negotiation, dealing with conveyance professionals, renovating to accredited standard, site management during works, marketing, student lettings, the highs, the lows and the pitfalls.
Our guiding principles are established on truth, equity, and dedicated personal service. As a private landlord you may well feel it’s time to be less involved in the day to day lettings and management of your properties then we could be the young energetic entrepreneurs you’ve been hoping for ready to take off some of your burdens and continue to deliver high returns. You may even feel the time to wind down portfolio, as well we could be interested in buying up some of the properties.
In any case, If you would like us to assess your portfolio and possibly see how we fit then please have a look at our dedicated Landlords page or give us an initial call if your prefer. As a new investor perhaps you may like us to walk you through the buy to let minefield of regulation and see how you can possibly invest in the City hotspots for healthy capital growths and rental yield then again please take a look our Investor services page or give us a call. We also welcome experienced investors who we could also learn a thing or two from and keen to work with us in a synergy framework.
